กำไรสุทธิ 2Q26 ของ WHA ลดลงมาอยู่ที่ 659 ลบ. กำไรสุทธิ 2Q26 ปรับตัวลดลงทั้ง YoY และ QoQ WHA รายงานกำไรสุทธิ 2Q26 ที่ 659 ลบ. (-33% YoY, -56% QoQ) ต่ำกว่าตลาดคาด 16% และต่ำกว่า INVX คาด 26% รายได้รวมเป็นไปตามคาดที่ 2.5 พันลบ. (-25% YoY, -21% QoQ) ซึ่งสัดส่วนรายได้ที่สูงที่สุดยังคงมาจากกลุ่มอสังหาริมทรัพย์มีสัดส่วน 40% โดยในไตรมาสนี้มีการโอนที่ดิน 208 ไร่ (-30% YoY และ QoQ) ขณะที่รายได้จากค่าเช่าในกลุ่มโลจิสติกส์เติบโต 12.6% YoY จากพื้นที่เช่าและอัตราการเช่าที่ยังแข็งแกร่ง รายได้จากธุรกิจสาธารณูปโภคเติบโต 5.6% YoY จากการจำหน่ายน้ำที่เพิ่มขึ้นทุกประเภท อัตรากำไรขั้นต้นเฉลี่ยใน 2Q26 อยู่ที่ 40.3% ลดลงจาก 47.3% ใน 2Q25 และ 50.1% ใน 1Q26 โดยเกิดจากอัตรากำไรขั้นต้นของกลุ่มที่ดินที่ลดลงมาอยู่ที่ 28.3% เทียบกับ 55.7% ใน 2Q25 เนื่องจากใน 2Q26 การโอนที่ดินมีส่วนของที่ดินที่เคยเป็นของ JV IER ซึ่งได้มีการวัดมูลค่ายุติธรรมใน 1Q26 และมีการบันทึกมูลค่าส่วนเพิ่มไปแล้ว ซึ่งหากไม่รวมผลกระทบจากการวัดมูลค่ายุติธรรม การโอนที่ดินใน 2Q26 จะมีอัตรากำไรขั้นต้นเฉลี่ยที่ 68.2% ส่วนแบ่งกำไรจากธุรกิจไฟฟ้าเติบโต 92% YoY จากการรับรู้ส่วนแบ่งกำไรจาก IPP ที่เพิ่มขึ้นจากผลการดำเนินงานของ Gheco One ที่ดีขึ้น ดังนั้นใน 1H26 WHA จึงมีรายได้รวม 5.67 พันลบ. คาดกำไรใน 2H26 จะเติบโตแข็งแกร่งกว่า 1H26 WHA คงเป้ายอดขายที่ดินในปี 2026 ที่ 2,500 ไร่ (2,300 ไร่ในประเทศไทย และ 200 ไร่ในประเทศเวียดนาม) โดยตั้งเป้ายอดขายใน 2H26 ไว้ที่ 1,300 ไร่ โดยความต้องการที่ดินในไทยยังมีอยู่มาก โดยเฉพาะจากกลุ่มดิจิทัล (data center) โดยปัจจุบันอยู่ระหว่างเจรจากับผู้ให้บริการคลาวด์รายใหญ่ (hyperscalers) รวมถึงกลุ่มยานยนต์และซัพพลายเชน ชิ้นส่วนอิเล็กทรอนิกส์ และเครื่องใช้ไฟฟ้า ซึ่ง WHA มีการขยายพื้นที่นิคมเพิ่มขึ้นในพื้นที่ระยอง (Park 331), ESIE 5 (Phase 2) และการเตรียมพื้นที่ในจังหวัดสระบุรี (IES) ที่รอการปรับสีผังเมืองและยื่นขออนุญาตสิ่งแวดล้อมและคาดจะเริ่มได้ LOI ในเร็วๆ นี้ ด้านธุรกิจโลจิสติกส์ยังคงเป้าหมายเพิ่มพื้นที่ให้เช่าไม่น้อยกว่า 200,000 ตร.ม. ในปีนี้ ขณะที่ธุรกิจสาธารณูปโภคคาดว่าปริมาณขายจะเติบโตตามความต้องการใช้น้ำที่แข็งแกร่ง สำหรับธุรกิจไฟฟ้า การกลับมาเดินเครื่องของโรงไฟฟ้า GHECO-One หลังการซ่อมบำรุงจะช่วยหนุนให้ผลการดำเนินงาน 2H26 แข็งแกร่งกว่า 1H26

2Q26: Below estimates on gross margin

WHA’s net profit in 2Q26 dropped to Bt659mn (down 33% YoY and 56% QoQ), missing consensus by 16% due to lower real estate margins following 1Q26 fair value adjustments. However, 2H26 earnings are poised to strengthen significantly, driven by land backlog transfer concentrated in 4Q26 and asset monetization to WHART and WHAIR. Supported by steady utility volume growth and recovered power performance, we maintain our 2026 forecast with net profit projected to reach a record Bt5.5bn (+7.7% YoY). We stay Outperform with a target price rolled over to mid-2027 at Bt6.0/sh from 2026TP of Bt5.80/sh based on average of 16x (7 years).

Net profit in 2Q26 declined YoY and QoQ. WHA reported a 2Q26 net profit of Bt659mn (-33% YoY, -56% QoQ), missing consensus by 16% and our expectation by 26%. Total revenue came in line with expectations at Bt2.5bn (-25% YoY, -21% QoQ). The highest revenue contribution remained the real estate for sales at 40%, with land transfers of 208 rai (-30% YoY and QoQ) during the quarter. Meanwhile, logistics rental revenue grew 12.6% YoY, driven by strong leasable area and occupancy rates. Utilities revenue grew 5.6% YoY on higher water sales volume across all categories. Average gross margin in 2Q26 was 40.3%, down from 47.3% in 2Q25 and 50.1% in 1Q26, pressured by a lower real estate gross margin of 28.3% compared to 55.7% in 2Q25. This was due to land transfers in 2Q26 including land previously under the IER JV, which underwent asset revaluation in 1Q26 with fair value gains already recognized. Excluding the asset revaluation impact, land transfers in 2Q26 would have yielded an average gross margin of 68.2%. Profit sharing from the power business surged 92% YoY on higher IPP profit sharing following improved performance at GHECO-One. Consequently, 1H26 total revenue stood at Bt5.67bn (-29.5% YoY) with net profit at Bt2.16bn (-29.1% YoY).

Expect 2H26 target to expand further compared to 1H26. WHA maintains its 2026 land sales target at 2,500 rai (2,300 rai in Thailand and 200 rai in Vietnam), with the 2H26 sales target set at 1,300 rai. Domestic demand in Thailand remains strong, driven mainly by the Digital sector (data centers), with hyperscalers currently under negotiation, as well as the automotive and supply chain, electronic components, and electrical appliances sectors. Consequently, WHA is expanding its industrial estate areas in Rayong (Park 331), WHA ESIE 5 (Phase 2), and preparing land in Saraburi province (WHA IES), which is awaiting town plan re-zoning and Environmental Impact Assessment (EIA) approval, with Letters of Intent (LOIs) expected soon. The logistics business maintains its target to add no less than 200,000 sq.m. of rentable area this year. The utilities business is expected to see sales volume growth driven by robust water demand. For the power business, the resumption of operations at the Gheco-One power plant following maintenance is expected to enhance operational performance, making 2H26 stronger than 1H26.

Maintain 2026’s forecast. Currently, WHA has a land backlog of 1,464 rai and MOUs of 217 rai. Driven by backlog deliveries concentrated in 4Q26, we expect earnings to strengthen significantly in 2H26. We maintain our 2026 revenue forecast at Bt15.3bn (flat YoY), assuming total land transfers of 2,000 rai, and project net profit at Bt5.5bn (up 7.7% YoY) to reach a new record high, supported by higher capacity charges and asset monetization to WHART and WHAIR in 4Q26.

Key risk: Future trade policy changes. For the utilities business, regulatory and cost of raw materials are the key risks. ESG key risk : GHG emissions, waste management (E), safety policies (S). WHA has been listed at the AAA level for SET ESG ratings, highest among in peer.
