(+52.7%) แบ่งเป็นโครงการแนวราบ 2 โครงการ และคอนโด 2 โครงการ สำหรับสต๊อกสินค้าคงเหลือ 2.4 หมื่นลบ. (คอนโด 1.32 หมื่นลบ. และโครงการแนวราบ 1.07 หมื่นลบ.) LPN reported a net loss of Bt116mn against consensus expectation of Bt15mn net profit, pressured by its lowest ever gross margin and extra loss. The pressure on gross margin pulled 2024 net profit down 68.7% to Bt111mn. This year it continues to focus on inventory sell-off, using promotions to encourage buyers, thus lowering its gross margin. In view of this, we have cut our 2025F net profit by 53% to Bt144mn (+30%); we do not include any extra income that may occur from selling land and spinning off a subsidiary (LPP). Our tactical call remains Underperform, with our 2025 TP cut to Bt1.1 based on PE of 11x. LPN announced 2H24 DPS of Bt0.05, XD March 12, giving yield of 2.3%. This brought 2024 DPS to Bt.0.10, a payout ratio of 125%.
Net loss of Bt116mn in 4Q24. LPN reported a 4Q24 net loss of Bt116mn, its first ever quarterly loss and far below consensus expectation of a net profit of Bt15mn. Total revenue was Bt2.03bn (+8.8% YoY but -7.1% QoQ), 69% from real estate sales and 31% from management and service income. Average gross margin sank to a new low of 14.3%, slashed by a new low gross margin on residential sales of 11.4% from pricing promotions and low-rise impairment. SG&A rose to 15.8% of total revenue. LPN booked an extra loss from two items: 1) Bt52.8mn investment loss on subsidiaries, and 2) Bt44.7mn credit loss (loan to related parties). Even without these items, EBIT remained in the red. Revenue in 2024 was Bt7.9bn (+7.9%) and the low gross margin and extra loss pushed profit down 68.7% to Bt111mn.
Conservative 2025 target with inventory sell off. LPN expects 2025 presales of Bt8bn (-5.4%) with total new launches of Bt6bn (+52.7%), comprising two low-rise and two condos. With inventory on hand at Bt24bn (condos Bt13.2bn and low-rise Bt10.7bn), it will continue to focus on selling off inventory in 2025, as it did in 2024. However, it now assumes a lower gross margin for residential inventory of only 17% from its expected +/-20% in 2024.
Downgrade 2025. LPN has backlog of Bt1.57bn with Bt836mn to be booked in 2025; the remaining Bt884mn will be booked in 2026-2027. We lower our 2025 revenue by 4% to Bt7.8bn (-1.8%) with 9% secured, 67% from real estate sales and 33% from management income. With inventory being sold off at a low price, we lower our average gross margin in 2025F to 18.8% from 20.6%. This cut net profit to Bt144mn (+30%). We have not included the possible sale of land in Phuket this year, which would likely give extra gain.
