(ลดลง 17% YoY และ 3.1% QoQ) เนื่องจากอัตรากำไรขั้นต้นของธุรกิจอสังหาริมทรัพย์ลดลงแตะระดับต่ำสุดเป็นประวัติการณ์ ขณะที่อุปสงค์ที่อ่อนแอส่งผลให้ยอด presales 1Q69 ลดลงแตะระดับต่ำสุดในรอบ 14 ปี ดังนั้น เราจึงคาดว่ายอด presales ใน 1H69 จะชะลอตัวมาอยู่ที่ 5 พันลบ. คิดเป็น 1 ใน 3 ของเป้าทั้งปีของบริษัทที่ 1.5 หมื่นลบ. LH - 1Q69: ผลประกอบการอ่อนแอ

1Q69…ผลประกอบการอ่อนแอ กำไรสุทธิ 1Q69 ลดลงมาอยู่ที่ 695 ลบ. ลดลง 17% YoY และ 3.1% QoQ โดยมีรายได้อยู่ที่ 4.46 พันลบ. (ลดลง 3.3% YoY และ 17.5% QoQ) สัดส่วนรายได้จากธุรกิจอสังหาริมทรัพย์เพื่อขายและธุรกิจโรงแรมอยู่ที่ 48% เท่ากัน ส่วนอีก 4% ที่เหลือมาจากรายได้ค่าเช่า ในแง่ของมูลค่า 1Q69 ถือเป็นไตรมาสแรกที่รายได้จากอสังหาริมทรัพย์เพื่อขายต่ำกว่ารายได้จากธุรกิจโรงแรม เนื่องจากรายได้จากอสังหาริมทรัพย์เพื่อขายลดลง 21% YoY ขณะที่รายได้จากธุรกิจโรงแรมเติบโต 34% YoY และรายได้ค่าเช่าลดลง 43% YoY สำหรับอัตรากำไรขั้นต้นรวมอยู่ที่ 23.6% โดยอัตรากำไรขั้นต้นของธุรกิจอสังหาริมทรัพย์เพื่อขายลดลงแตะระดับต่ำสุดเป็นประวัติการณ์ที่ 13% จากการจัดโปรโมชันด้านราคาและการระบายสินค้าคงคลัง ขณะที่อัตรากำไรขั้นต้นของธุรกิจโรงแรมอยู่ที่ 37% และธุรกิจให้เช่าอยู่ที่ 14% ส่งผลให้ LH บันทึกผลขาดทุนก่อนภาษี (EBT) จำนวน 102 พันลบ. ใน 1Q69 ด้านส่วนแบ่งกำไรจากบริษัทร่วมอยู่ที่ 811 ลบ. โดยกำไรส่วนใหญ่ยังคงมาจาก HMPRO
คาดยอด presales ใน 1H69 อ่อนแอ ใน 1Q69 ยอด presales โครงการแนวราบของ LH ลดลงแตะระดับต่ำสุดในรอบ 14 ปีที่ 1.85 พันลบ. โดยได้รับแรงกดดันจากอุปสงค์ที่อ่อนตัวลงในเซกเมนต์ระดับกลาง-บนถึงลักชัวรี และอัตราการปฏิเสธสินเชื่อที่อยู่อาศัยที่อยู่ในระดับสูง ขณะที่ยอด presales คอนโดอยู่ที่ประมาณ 500 ลบ. ลดลงทั้ง YoY และ QoQ ทั้งนี้ ใน 1Q69 ราคาขายเฉลี่ย (ASP) ของ LH ลดลงมาอยู่ที่ 9.1 พันลบ. ต่อยูนิต จาก 9.8 พันลบ. ในปี 2568 โดยมีสาเหตุหลักมาจากการจัดโปรโมชันด้านราคา แม้จะมีการเปิดตัวโครงการลักชัวรีใหม่ใน 1Q69 คือ นันทวัน เพรสทีจ ราชพฤกษ์ – พรานนก แต่อัตราการจองที่ต่ำ (2%) ไม่สามารถดึงราคาขายเฉลี่ยรวมให้สูงขึ้นได้ สำหรับแนวโน้มยอด presales คาดว่าจะฟื้นตัวขึ้นเล็กน้อยใน 2Q69 จากการจัดโปรโมชันด้านราคาอย่างต่อเนื่อง อย่างไรก็ตาม LH ไม่มีแผนที่จะเปิดตัวโครงการใหม่ ด้วยเหตุนี้ เราจึงคาดว่ายอด presales ใน 1H69 จะอยู่ที่ประมาณ 5 พันลบ. คิดเป็น 1 ใน 3 ของเป้ายอด presales ที่ LH วางไว้ในปีนี้ที่ 1.5 หมื่นลบ. (เพิ่มขึ้น 5% YoY)
ปรับลดประมาณการปี 2569 ลง 7% เราปรับลดประมาณการรายได้ปี 2569 ลง 6% สู่ 2.22 หมื่นลบ. (+7% YoY) หลักๆ เป็นผลมาจากการปรับลดประมาณการรายได้จากธุรกิจอสังหาริมทรัพย์เพื่อขาย ภายหลังการปรับประมาณการครั้งนี้ เราคาดว่ารายได้จากอสังหาริมทรัพย์เพื่อขายจะลดลง 6% YoY แม้ว่า LH จะมี backlog ราว 3 พันลบ. ที่จะรับรู้ในปี 2569 แต่ส่วนใหญ่กระจุกตัวใน 4Q69 จากการโอนโครงการคอนโด วันเวลา ณ เจ้าพระยา ซึ่งปัจจุบันคิดเป็นมูลค่า 1.9 พันลบ. ของ backlog ในปีนี้ สำหรับธุรกิจโรงแรมและธุรกิจให้เช่า เราคาดว่ารายได้จะเติบโต 24% สู่ระดับ 9.9 พันลบ. ทั้งนี้ เนื่องจากอัตรากำไรขั้นต้นได้รับแรงกดดันอย่างรุนแรงจากการลดราคาเพื่อระบายสินค้าคงคลัง เราจึงปรับลดประมาณการอัตรากำไรขั้นต้นลงจาก 26% มาอยู่ที่ 25.5% ส่งผลให้คาดว่ากำไรสุทธิปี 2569 จะอยู่ที่ 3.7 พันลบ. (ทรงตัว YoY) ลดลง 7% จากประมาณการเดิมของเรา ทั้งนี้ เรายังไม่ได้รวมกำไรพิเศษจากการขายสินทรัพย์ 3 รายการใน 4Q69 เข้าไปในประมาณการ
ความเสี่ยง ESG ที่สำคัญ ความเสี่ยงด้านการดำเนินงาน: การบริหารสินค้าคงเหลือกลุ่มบ้านเดี่ยวและคอนโดลักชัวรี่ ความเสี่ยงด้าน ESG: SET ESG ratings ของ LH ปรับตัวดีขึ้นอย่างต่อเนื่องจนขึ้นมาอยู่ที่ระดับสูงสุดที่ AAA ในปี 2568 จาก AA ในปี 2567 และ A ในปี 2566 เนื่องจาก LH ตั้งเป้าที่จะคงความเป็นผู้นำในธุรกิจพัฒนาอสังหาริมทรัพย์ของประเทศไทย โดยมีเป้าหมายปล่อยก๊าซเรือนกระจกสุทธิเป็นศูนย์ (Net Zero) ภายในปี 2608 ผ่านการเพิ่มสัดส่วนการใช้ผลิตภัณฑ์เพื่อความยั่งยืน
1Q26: Weak earnings
LH reported a weak 1Q26 net profit of Bt695mn (down 17% YoY and 3.1% QoQ) on a new low for property gross margin and weak demand that dragged 1Q26 presales to a 14-year low. Thus, we expect low 1H26 presales of Bt5bn, just one-third of the full-year target of Bt15bn (+5% YoY), and it plans no new project launches in 2Q26. We cut our 2026F revenue by 6% and net profit by 7%. Near-term earnings are highly dependent on back-loaded condo backlog and gains from three asset divestments in 4Q26. We maintain Neutral with a 2026 TP of Bt3.90 (from Bt4.20) based on -0.5SD PER of 12.2x.
1Q26 weak. 1Q26 net profit fell 17% YoY and 3.1% QoQ to Bt695mn on revenue of Bt4.46bn (down 3.3% YoY and 17.5% QoQ). Revenue from property for sale and hotel businesses stood at 48% each, with the remaining 4% being rental income. In terms of value, this is the first quarter where property for sale revenue fell below hotel revenue, down 21% YoY against 34% YoY growth for hotel revenue; rental income sank 43% YoY. Gross margin came in at 23.6%. Gross margin from the property for sale business hit a record low at 13% due to pricing promotions and inventory clearance. Gross margin for the hotel business stood at 37% and was at 14% for the rental business. LH thus recorded an EBT loss of Bt102mn in 1Q26. Contribution from associates was Bt811mn, with HMPRO remaining the main contributor.
Expect weak presales in 1H26. In 1Q26, LH’s low-rise presales hit a 14-year low at Bt1.85bn, weighed down by weakening demand in the mid-high to luxury segments and high mortgage rejection rates. Condominium presales were ~Bt500mn, declining both YoY and QoQ. In 1Q26, ASP came down to Bt9.1mn per unit from Bt9.8mn in 2025 on promotional price cuts. Despite the launch of a new luxury project in 1Q26, Nantawan Prestige Ratchaphruek – Phrannok, take-up rate was low at 2% and thus failed to lift overall ASP. Presales are expected to recover slightly in 2Q26 from continued price promotions. LH has no plan to launch new projects. Consequently, we expect 1H26 presales at ~Bt5bn, only one-third of this year's presales target of Bt15bn (up 5% YoY).
Downgrade 2026 by 7%. We cut our 2026F revenue by 6% to Bt22.24bn (+7% YoY), as we lower our assumption for property for sale revenue. This lowers our 2026F revenue from property for sale to a fall of 6% despite LH’s backlog of Bt3bn to be booked in 2026, back-loaded in 4Q26 from the transfer of Wan Vayla Na Chaophraya condo, currently accounting for Bt1.9bn of this year's backlog. For the hotel and rental businesses, we expect revenue to grow 24% to Bt9.9bn. Given the severe pressure on gross margin from price discounts to clear out inventory, we cut our gross margin forecast to 25.5% from 26%. We now project 2026 net profit at Bt3.7bn (flat YoY), down 7% from our previous forecast. Note that we have not yet included extra gains from the possible divestment of three properties in 4Q26.
ESG key risk. Operational risk: Inventory management in SDH and luxury condos. ESG risk: LH’s SET ESG ratings have improved gradually to the highest level at AAA in 2025 from AA in 2024 and from A in 2023 as it aims to remain the leader in Thailand’s real estate development business with targeted net zero emissions by 2065 upon greater implementation of sustainable products.
