DIF - 1Q69: กำไรตามคาด; upside จำกัด

กำไรปกติ 1Q69 เป็นไปตามคาด DIF รายงานกำไรสุทธิ 1Q69 ที่ 2.8 พันลบ. เพิ่มขึ้น 1.3% YoY แต่ลดลง 50.5% QoQ เมื่อหักขาดทุนจากการวัดมูลค่าเงินลงทุน (รายการที่ไม่ใช่เงินสด) ออก กำไรปกติอยู่ที่ 3.1 พันลบ. เพิ่มขึ้น 4.1% YoY และ 1.2% QoQ การเติบโตทั้ง YoY และ QoQ หลักๆ ได้แรงหนุนจากค่าใช้จ่ายดอกเบี้ยที่ลดลงตามการปรับลดอัตราดอกเบี้ยนโยบาย โดย DIF รายงานค่าใช้จ่ายดอกเบี้ยที่ 468 ลบ. ลดลง 6.2% YoY และ 9.6% QoQ ขณะที่รายได้ค่าเช่าอยู่ที่ 3.7 พันลบ. เพิ่มขึ้น 4.3% YoY และทรงตัว QoQ ส่วนรายการค่าใช้จ่ายอื่นๆ ค่อนข้างคงที่ทั้ง YoY และ QoQ โดยรวมแล้ว กำไรปกติ 1Q69 คิดเป็น 25.5% ของประมาณการทั้งปีของเรา ซึ่งเป็นไปตามคาด DIF ประกาศจ่าย DPU ระหว่างกาลที่ 0.22 บาท (อัตราผลตอบแทน 2.2%) โดยจะขึ้นเครื่องหมาย XD ในวันที่ 15 พ.ค.
คาดกำไรปกติ 2Q69 เติบโตเล็กน้อย YoY และ QoQ เราคาดว่ากำไรปกติใน 2Q69 จะเติบโต YoY และ QoQ โดยได้รับแรงหนุนจากค่าใช้จ่ายดอกเบี้ยที่ลดลงตามต้นทุนทางการเงินที่ลดลง ซึ่งเป็นผลจากการปรับลดอัตราดอกเบี้ยนโยบายลง 25bps ในเดือนก.พ. โดยจะรับรู้ประโยชน์เต็มไตรมาสใน 2Q69 ทั้งนี้ อัตราดอกเบี้ยที่ลดลงทุกๆ 25bps จะช่วยหนุนให้กำไรเพิ่มขึ้น 70 ลบ.ต่อปี เราคาดว่ารายได้ค่าเช่าจะทรงตัว YoY และ QoQ
คงประมาณการปี 2569 เราคาดว่ากำไรปกติปี 2569 จะอยู่ที่ 1.21 หมื่นลบ. ค่อนข้างทรงตัว YoY เราคาดการณ์ DPU สำหรับปีนี้ที่ 0.88 บาท คิดเป็นอัตราผลตอบแทน 8.7% เรามองว่าประมาณการของเรามี downside จำกัดต่อการเพิ่มขึ้นของราคาน้ำมัน เนื่องจากมีกระแสรายได้ที่สม่ำเสมอ
ปรับลดคำแนะนำเป็น NEUTRAL แม้เรามองว่า DIF มีความโดดเด่นด้านกระแสรายได้ที่มีเสถียรภาพ แต่ราคาหุ้นมี upside จำกัดเมื่อเทียบกับราคาเป้าหมาย เราจึงปรับลดคำแนะนำจาก OUTPERFORM เป็น NEUTRAL โดยคงราคาเป้าหมายสิ้นปี 2569 ไว้ที่ 10 บาท อ้างอิงวิธี DCF (WACC 7.1% และไม่มี terminal value) ทั้งนี้ เราใช้สมมติฐานว่า TRUE จะต่อสัญญาเช่า FOC ไปจนถึงปี 2586 เนื่องจากปฏิบัติตามเงื่อนไขแล้ว เราแนะนำว่านักลงทุนที่มองหาหุ้นปันผลสามารถถือ DIF ต่อไปได้ เนื่องจากอัตราผลตอบแทนจากเงินปันผลน่าสนใจ แต่เราไม่คิดว่าจะให้ผลตอบแทนดีกว่า SET ในระยะ 3 เดือนข้างหน้า ในกลุ่มนี้ เราชอบ LHSC (ราคาเป้าหมาย 16.5 บาท) และ FTREIT (ราคาเป้าหมาย 14 บาท)
ความเสี่ยงและความกังวล ความเสี่ยงที่สำคัญ คือ การเปลี่ยนทิศทางของแนวโน้มอัตราดอกเบี้ยโดยไม่คาดคิด หากอัตราผลตอบแทนพันธบัตรรัฐบาลเริ่มปรับตัวขึ้น จะทำให้อัตราผลตอบแทนจากเงินปันผลของ DIF ดูน่าสนใจน้อยลง และจะสร้างแรงกดดันต่อราคาหน่วยลงทุน
1Q26: In line; limited share price upside
DIF reported 1Q26 core profit of Bt3.1bn, up 4.1% YoY and 1.2% QoQ, lining up with our expectations. In 2Q26F, we expect to see a small YoY and QoQ growth in core profit. We keep our 2026F core profit forecast of Bt12.1bn (flat YoY) with DPU of Bt0.88. We downgrade our recommendation to NEUTRAL from OUTPERFORM with TP intact at Bt10 based on end-2026F DCF (7.1% WACC and no terminal value) due to limited price upside. Though investors looking for a dividend stock could continue holding the stock, we do not expect share price to outperform the SET over the next three months.
1Q26 core profit in line with expectations. DIF reported a 1Q26 net profit of Bt2.8bn, up 1.3% YoY, but down 50.5% QoQ. Stripping out revaluation loss on investments (non-cash), core profit was Bt3.1bn, up 4.1% YoY and 1.2% QoQ. Both the YoY and QoQ growths were underwritten by a drop of 6.2% YoY and 9.6% QoQ in interest expense to Bt468mn in response to the policy rate cut. Rental income was Bt3.7bn, up 4.3% YoY and flat QoQ. Other cost items were relatively stable YoY and QoQ. 1Q26 core profit is on track to meet our 2026 forecast at 25.5% of our full-year forecast. It announced an interim DPU of Bt0.22 (2.2% yield); XD is May 15.
Expect small YoY and QoQ growth in 2Q26F. We expect 2Q26F core earnings to grow YoY and QoQ, led by a full quarter of lower interest expense after the 25 bps policy rate cut in Feb lowered funding cost. Note that each 25bps cut in interest rate adds Bt70mn to earnings per year. We expect rental income to be stable YoY and QoQ.
Maintain 2026F forecast. We expect 2026F core earnings of Bt12.1bn, stable YoY. We expect a DPU on the year of Bt0.88, implying yield of 8.7%. We see little downside to our forecast from rising fuel prices, as it is sheltered by its stable revenue stream.
Downgrade to NEUTRAL. Although we like DIF for its resilient income stream, we see limited share price upside to our TP. We therefore downgrade our recommendation to NEUTRAL from OUTPERFORM with an end-2026F DCF-based TP of Bt10 (7.1% WACC and no terminal value). Note that we assume TRUE will renew the FOC lease through 2043, as its conditions have been met. Investors who are looking for a dividend stock could continue holding DIF, as its yield is decent, but we do not expect share price to outperform the SET over the next three months. In the sector, we prefer LHSC (TP Bt16.5) and FTREIT (TP Bt14).
Risk and concerns. A key risk would be an unexpected reversal in the interest rate trend. Should bond yields start to rise, it would make DIF's dividend yield less attractive and could pressure the share price.
