Preview 2Q25: Weak quarter
We estimate CENTEL’s 2Q25 core profit at Bt169mn, plummeting 34% YoY and 80% QoQ on sluggish hotel operations during a weaker low season in Thailand and losses at newly-opened hotels in Maldives. We flag concern on CENTEL after a 23% share price rally over the past month against the SET’s rise of 13% and an increase of 10% for key peer MINT against expectation of weak 2Q-3Q25 earnings, dragged by losses at hotels in Maldives. Neutral with end-2025 DCF TP of Bt32.
Preview 2Q25: Weak quarter, dragged down by hotel operations. We estimate 2Q25 core profit at Bt169mn, down 34% YoY and 80% QoQ on slow hotel operations during a weaker low season for Thai tourism and losses at newly-opened hotels in Maldives. Including losses from extra items in 2Q24 (mainly tax expenses), 2Q25 net profit will inch up 1% YoY but plunge 77% QoQ. It will release results on August 13.
Hotel: Slow quarter: weak low season in Thailand and losses at Maldives. We expect 2Q25 to be a low quarter for CENTEL’s hotel operations, with hotel revenue at Bt2.3bn, up 5% YoY but falling 30% QoQ. Thai operations: We estimate a drop in RevPar for hotels in Bangkok of 7% YoY (and 10% QoQ), dragged down by the aftereffects of the March 28 earthquake. On the flip side, we expect RevPar at hotels in the provinces to grow 7% YoY (but drop 46% QoQ) on stronger operations in Pattaya after completion of renovations. Maldives operations: We estimate a drop in RevPar of 42% YoY and 53% QoQ on a low 31% occupancy rate when blended with newly-opened hotels (the third opened in November 2024 and the fourth in April 2025). Both hotels are ramping up and we expect the low occupancy rate at 16%, suggesting losses of ~Bt180mn in 2Q25. We anticipate strong operations in Japan with RevPar growth at 24% YoY and 53% QoQ.
Food: Weak SSS. At its owned outlets, SSS was poor, contracting 3% in 2Q25, down from growth of 2% in 2Q24 and 1% in 1Q25, reflecting slow consumption. We believe operations at JV restaurants, including Shinkanzen Sushi (which CENTEL books as equity income) will be stronger, driven by healthy SSS and outlet expansion. This will bring CENTEL’s equity income to Bt53mn in 2Q25, up 164% YoY and 67% QoQ.
Earnings forecast maintained. Weak 2Q-3Q25 brings possible downside. Our 2Q25 preview suggests 1H25 core profit at Bt1.0bn, edging up 1% YoY, accounting for 57% of our full-year forecast. We expect core earnings to continue low in 3Q25 with a YoY drop (and flat QoQ), dragged down by continuing losses at hotels in Maldives. We flag the weak 2Q-3Q25 earnings as they may lead to possible downgrades by the street since our 2025 forecast is 10% below consensus. We maintain Neutral with end-2025 TP of Bt32 (WACC of 6.5% and LT growth at 1.5%).
Risks 1) An economic slowdown that would derail travel demand and 2) cost inflation that would damage profitability of its hotel and food businesses. We see ESG risk as effective environmental management (E).
